In general, it’s perfect place for staying in Edinburgh. Fantastic location for Edinburgh, it's close enough to a beautiful area of Edinburgh, The Royal Mile, New Town, shops and restaurants, and shops, food and drink in New town. I liked the place.

I stayed at Royal Bolthole for a month for work and it exceeded my expectations. The property is of a high standard with a beautiful setting. It beats other apartments in the area in terms of finish and comfort. The host was easily reachable and even arranged my midnight arrival. The flat is huge, with comfy beds, nice bathrooms, a modern kitchen with dining area, and a spacious living room. It's in a quiet street but just a short walk from the busy center. it was perfect for our group of 4.

royal terrace and the surrounding area is the most beautiful setting, exceeding my expectations. the property is of high standard with thoughtful decor and a stunning master bedroom. the host was easily contactable and even arranged a smooth check-in for my midnight arrival.
Heating was not sorted and the toilet ran water all night, affecting our sleep.

The main toilet was not flushing from the moment we arrived and we couldn't get a hold of anyone to address the issue. Sharing one ensuite between three adults was inconvenient, especially during the night.
